Is Preferental nationwide?
Yes. It’s a digital service. Evictions are outsourced via Xpello countrywide to their panel of attorneys.
If rental is quarateed. Please explain how. Is it through rental insurance?
We reinsure the risk which is our Preferental Promise. Bryte insurance is the partner we’re using to underwrite our risk.
How does Preferental consolidate the repairs + rent collected + payment of the service in order to submit documents to SARS during tax return season?
Currently, we provide it through the services but we are adding that into the platform as well as being able to store all your expenses onto the platform as well which will pull through on your SARS expenses.
What services Preferental does not do?
We don’t show the property to tenants and don’t do physical inspections but we are looking to provide these services soon.
How does Preferental deal with multi-let houses, do you charge per tenant or how do you work around this?
It is charged per lease agreement per tenant. You as the landlord would be charged per individual for that space.
Is it still a necessity to make an allowance for voids if Preferental offers the rental insurance?
That would be a personal decision for you. If you have a sufficient pot for voids and you have income insurance – You can surely add to Cashflow. It’s best to make a decision based on how comfortable you would be with a void that might extend longer than expected.
Does Preferental cover Airbnb?
We unfortunately don’t cover short term rentals where there are regular/daily/weekly changes in tenancy. We’ll not yet…
Does the Property Inspections App make an allowance for a landlord who would want to do regular inspections of the property during the lease period?
You can do as many inspections as you want or need. You can send a link to an “Inspector” to do the inspection on your behalf as well.
How long does the advert stay on the portal?
We advertise until a tenant has been placed.
How much is it & who pays the eviction cost?
2.75% plus R125 per month. Preferental covers the eviction costs as part of our Preferental Promise.
