Lionel was introduced to the SA Property Investors Network team in October 2023 at which time he already had a sizeable property portfolio. However, the portfolio had a negative cash flow of approximately R20,000. His aim was to turn the portfolio into a positive cash flow or worst case, sell them.
 
Fast forward  to now and he has done just that! Lionel changed the use of his properties and
focussed on short- term lettings, resulting in profits. He will share what he did to in order to achieve this.
 

Ferndale Project

‘’My property in Ferndale is not fully up and running but is already turning a profit.

My one two bedroom unit is almost fully booked monthly and generates about R30 000 p/m, this was what I was receiving for the entire property as a long term rental.’’ 

The one bachelor room is already generating on average R12 000 to R15 000 p/m. Due to the target market, the finishings are high end so it has taken a little longer than expected to complete all of the units. I expect to launch a one bedroom apartment at the end of this month which will generate an estimated R20 000p/m. Then the garage will be divided into 2 units as well. There is also a cottage which generates a fixed R11 600 p/m.

 

This project has a projected profit of R56,000 per month.”
